Real Estate Director

Job purpose


In this role, you will lead Beacon’s Real Estate and Facilities Management team and processes focused on both strategic and tactical development and implementation of our organizations’ facilities locations, structure, conditions, maintenance and safety that will enable operational efficiency, code compliance and best practices.


Duties and responsibilities


  • Engage with divisional leadership clients to understand business needs and priorities and align Real Estate and Facilities activities to deliver on those priorities
  • Lead transaction management and strategy efforts for a portfolio of ~500 leases across all fifty states and Canada
  • Work with OTC (On Time and Complete) team to develop and implement portfolio strategy initiatives
  • Develop and implement Real Estate transaction strategies that minimize real estate costs, maximize flexibility, and support long-term business objectives
  • Responsible for a team of Facilities Managers assigned to regions/divisions; will provide leadership, coaching, development, and growth to and for the team.
  • Work with regional Facilities Managers and the OTC/Logistics team to proactively develop and implement portfolio management strategies in current and future markets
  • Support Facilities Managers with their client relationship management efforts and develop creative solutions to support client goals
  • Engage with internal and external resources to effect efficient lease portfolio management and ensure Real Estate transactions are executed in a timely manner
  • Manage third party brokerage resources to ensure brokers are aggressively negotiating deal terms and achieving optimal transaction outcomes
  • Work with brokerage partner to develop and improve transaction processes and standardize these processes across BECN Divisions
  • Develop and manage Facilities’ capital budget
  • Lead efforts to gather portfolio data and drive improved analytics to enable better decision-making
  • Enhance ongoing efforts by the Real Estate and Facilities team to gather and store real estate portfolio documents (leases, space plans, COs, etc)
  • Manage Lease Administration team to ensure optimal and accurate database management and provide useful and actionable portfolio reporting
  • Oversee inspections or assessments and provide advice or recommendations regarding compliance issues to management
  • Engage with consultants and professional services (ie – Hazardous Material, Building officials, fire inspectors etc.) where appropriate to ensure Beacon maintains full operational capability
  • Review and / or assist with design, drawings, layouts for racking projects when applicable (i.e. RSA implementation)
  • Assist as needed with M&A integration and greenfield development
  • 20% - 40% travel or as needed
  • Special Projects as assigned by the Chief Logistics Officer




Qualifications include:

  • Bachelors degree in Finance or related field required
  • 5+ years’ experience in real estate and facilities management; 2+ years’ experience effectively managing people
  • Subject matter expert on HazMat management, storage and disposal for multi-site environment
  • Extensive knowledge of standard construction practices, safety, fire prevention, warehouse operations, and related distribution business functions.
  • Knowledge of commercial real estate practices
  • Computer skills including, but not limited to, Word, PowerPoint, and Excel.
  • Communication skills including report writing and speaking to groups.
  • Ability to work effectively independently and with others.
  • Knowledge of construction, building materials, material storage systems, material handling and fleet equipment, electrical, data and HVAC systems, roof systems and roof conditions.
  • Valid Driver’s License
